Project managing a social housing ‘first’ to provide social housing with Housing New Zealand
As well as project management our involvement in this social housing project incorporated best practice sustainable design initiatives wherever possible.
Opus provided project management for this social housing project within an extremely tight timeframe and budget. This was one of the first partnership arrangements to provide social housing to communities in association with Housing New Zealand, drawing part funding from the Government Housing Innovation Fund.
The project included feasibility, design and construction of 40 new pensioner housing units atCambridge Park in Levin (1.8ha site) including:
- All siteworks
- Site services installation
We incorporated best practice sustainable design initiatives where practicable. The project was done in two stages with most of the siteworks and the first 16 units completed in March 2008 and the remaining 24 units and landscaping completed later in that year.
We liaised with the district council, Housing New Zealand and tenants to create a needs analysis. The team included Opus planners, surveyor and design disciplines - roading, structural and building services – as well as external architects John Wright.
The team completed resource and building consent applications, as well as the tender registration of interest, tender process, tender process evaluation and recommendations. Construction management included monitoring project costs, construction observation and chairing progress meetings.
Alongside this major construction project we also project managed the modernisation of 75 existing pensioner housing units for HDC with a project value of $3 million.
